It's the largest island in the chain, the closest to the mainland, and the widest market in the Upper Keys — everything from ground-level cottages under $1M to open-water estates well past it. If you work in Miami or fly through MIA, Key Largo is the only island where a mainland commute is genuinely practical.

The island runs from Ocean Reef at the northern tip down to Tavernier Creek around MM 90, with the Overseas Highway as its spine. Atlantic-side neighborhoods put you minutes from the reef and the sportfishing grounds; bayside neighborhoods face Florida Bay's calm water and its sunsets. Most Key Largo homes for sale sit on canals in between — protected dockage with a short idle to open water.

Ocean Reef

The private club community at the island's northern tip is its own world — gated, amenity-rich, with a private airstrip and marina. Properties here trade at the top of the Upper Keys market and often privately. If Ocean Reef is your target, talk to AJ directly; much of that inventory never hits the public MLS.

Port Largo

Mid-island on the Atlantic side, Port Largo is Key Largo's classic canal neighborhood: wide, deep canals, quick ocean access through the cut, and a mix of updated stilt homes and new construction. It's consistently the most active canal-front market on the island.

Rock Harbor

Around MM 97–98, Rock Harbor blends bayside condos, canal homes, and small open-water pockets. It's a strong value zone — the same water access as flashier addresses, often at a friendlier number.

Largo Sound & the Pennekamp corridor

Homes around Largo Sound sit next to John Pennekamp Coral Reef State Park with protected water and direct ocean access through South Sound Creek. Boaters who dive or fish the reef pay a premium for the location, and it holds.

Buttonwood Bay and the bayside condo market

Key Largo condos for sale cluster bayside in communities like Buttonwood Bay — marinas, pools, and sunset exposure at a fraction of single-family pricing. Condos are the most common entry point for out-of-town buyers who want a lock-and-leave Keys base.

Water & dockage on Key Largo

The canal-versus-open-water question matters more in Key Largo than almost anywhere in the Keys, because the island offers both sides. Atlantic-side canals get you to the reef line fast; bayside canals open onto Florida Bay's backcountry. Check the details that listings gloss over: canal depth at low tide, bridge clearance between you and open water, and whether the seawall and boat lift convey in good order.

Dry-lot and ground-level homes typically start in the high six figures; canal-front homes with dockage generally run $1M–$2.5M depending on depth and access; open-water and Pennekamp-corridor estates trade above that. Bayside condos start around the mid-$400s. Inventory is broader than anywhere else in the Upper Keys, which makes Key Largo the island where patient buyers find the outlier deal.

Can I rent out a Key Largo home when I’m not using it?

Key Largo is unincorporated Monroe County, where rentals under 28 days require a special vacation rental permit. Plenty of owners run legal monthly rentals instead. If rental income is part of your plan, filter for properties with existing permits — AJ can pull that list.

How fast can I get to open water?

From Port Largo or the Pennekamp corridor, minutes to the Atlantic. Bayside, you're on Florida Bay immediately. The honest answer varies canal by canal — ask about low-tide depth and bridges before you fall for a house.

Is Key Largo a good base for commuting to Miami?

It's the only Keys island where that's realistic — roughly an hour to the southern edge of the metro, longer in season. Many owners split the difference: mainland weekdays, MM 100 weekends.

What’s the difference between bayside and oceanside?

Oceanside means reef access and morning light; bayside means calmer water, backcountry fishing, and sunsets. Neither is "better" — they're different boats, different days.
