Tavernier, FL Homes for Sale

The historic settlement between Key Largo and Islamorada — old Keys character, quieter water, better value.

Tavernier real estate is the Upper Keys' quiet advantage. Wedged between Key Largo and Islamorada around mile markers 86–92, Tavernier is one of the oldest settlements in the island chain — and one of the few places left where the Keys still feel like the Keys. Buyers who look at Tavernier FL homes for sale are usually comparing against its louder neighbors and discovering the same canals, the same water, and a friendlier price per foot.

This is an unincorporated community rather than a city, which shapes everything from rental rules to the pace of change. What you get in exchange: genuine neighborhoods, a working waterfront, Harry Harris Park's beach and boat ramp, and the Upper Keys' hospital a few blocks off the highway.

Tavernier neighborhoods

Old Tavernier / the historic district

The blocks around the original settlement hold some of the oldest structures in the Keys, including the hurricane-resistant Red Cross houses built after the 1935 storm. Homes here are character buys — smaller lots, real history, walkable to the town's original core.

Tavernier Creek corridor

Tavernier Creek is the boating crossroads between the bay and the ocean, and the canal neighborhoods feeding it offer some of the most flexible dockage in the Upper Keys — Atlantic in one direction, backcountry in the other. Creek-adjacent homes are the ones serious boaters watch.

Plantation Key (north end)

Plantation Key straddles the Tavernier–Islamorada line: the northern end carries Tavernier addresses, the southern end sits inside the Village of Islamorada. Plantation Key homes for sale on the Tavernier side often deliver Islamorada water at a Tavernier price — a distinction worth understanding before you compare listings.

Bayside pockets

Small bayfront and bay-canal enclaves off the highway's gulf side offer sunset water and skiff-friendly backcountry access — typically the best value waterfront in the area.

Water & dockage in Tavernier

Tavernier's dockage story is Tavernier Creek: from the right canal, you can fish the reef in the morning and the backcountry flats after lunch without trailering. Ask the same questions here as anywhere in the Keys — control depth at low tide, bridge clearances, seawall condition — plus one local one: which side of the creek the house sits on, because it decides your default water.

Stilt homes are the norm for newer construction, with ground-level "enclosures" below. Know what's legally permitted downstairs before you count that square footage; it's a common surprise for out-of-town buyers.

Market snapshot

Tavernier typically runs a step below Key Largo and a meaningful step below Islamorada for comparable water. Dry lots and older ground-level homes start in the upper six figures; canal-front homes generally land in the $900K–$2M band; open-water and creek-front properties command more. For buyers priced out of Islamorada, this is the first place AJ points.

Tavernier questions buyers ask

Is Tavernier part of Key Largo or Islamorada?

Neither — it's its own unincorporated community in Monroe County, between the two. Mail sometimes says Key Largo; locals will correct you.

What are the vacation-rental rules?

As unincorporated Monroe County, rentals under 28 days require a special vacation rental permit. Monthly-plus rentals are the standard legal path for most owners.

Where do Tavernier residents keep their boats?

Behind the house, mostly — that's the point. Canal-front homes with private dockage are the core of this market, supplemented by marinas along Tavernier Creek and the dry storage nearby.

Is there a beach?

Harry Harris Park has one of the Upper Keys' few real swimming beaches, plus a public boat ramp — a genuine neighborhood amenity five minutes from most Tavernier homes.

Why is Tavernier cheaper than Islamorada?

Less name recognition, fewer restaurants and resorts, no village government — and none of that changes the water. Buyers who care more about the canal than the scene do well here.
